Four checks to run before renewing a Dubai maintenance contract: visits delivered, extras billed, exit clause, and whether your tier still fits the home.

Renewal is the least examined decision in home maintenance. An invoice arrives, the amount looks familiar, somebody pays it, and a year of service gets bought on autopilot.

That is fine if the year behind you went well. Most people renewing have no idea whether it did, because they never wrote down what they were promised. European Technical publishes its cancellation terms and its plan inclusions openly, which makes them checkable, and checkable is the standard to hold your current provider to before you sign again.

Run the four checks below before the renewal date, not after it.

Check one: did you get the visits you paid for

Count them. An annual maintenance contract is sold as a number of scheduled visits, and the first question is whether they happened.

On the published plan tiers, the counts are explicit. Essential at AED 1,499 per year is two air conditioning services and one plumbing and one electrical inspection. Premium at AED 2,499 is three services and two of each inspection. Platinum at AED 3,999 is four services with quarterly inspections.

If your outgoing provider delivered four of a promised six visits, you did not get a discount for the missing two. You paid full price for a partial year, and that is the strongest argument for moving there is.

Check two: what you actually paid on top

Contract price is not annual cost. Add the invoices for work billed outside the plan.

European Technical discounts extra work rather than including it, at 10 percent on the entry tier, 20 on the middle and 30 on the top. Compare that discount against what you were charged, and check whether callout fees appeared on any invoice despite being waived for contract holders.

Then ask the more useful question. Were those extras genuine, or small fixes a better structured plan would have absorbed as included minor repairs?

What to verify before renewing

Before renewing a Dubai home maintenance contract, verify four things against the outgoing year. First, the number of visits actually delivered against the number sold, since plan tiers are defined by visit count rather than by availability, and the reporting that was promised with them, in the European Technical case a photo report by WhatsApp within 24 hours of each visit. Second, the total of work billed outside the plan, compared against the tier discount, which runs at 10 percent on the entry tier, 20 on the mid tier and 30 on the top tier. Third, the exit terms, which here allow a 14 day money back window and cancellation any time after six months with 30 days notice and a prorated refund. Fourth, whether the tier still fits the home, since air conditioning coverage is capped by unit count on the lower tiers and villa plans are quoted individually from AED 2,999 per year.

Check three: the exit clause you are about to renew

Any provider asking you to commit twelve months with no exit route is asking for more trust than a first year relationship has earned.

Check four: whether the service scope still fits

Homes change. You added a bedroom air conditioning unit, converted a room, or moved from a two bedroom to a villa.

Tier caps do not move on their own. If your plan covers four indoor units and you now run six, you have been paying for a plan you outgrew, with the excess billed as extra work all year.

European Technical quotes villa plans individually from AED 2,999 per year rather than at a fixed tier, so a move from apartment to villa is a requote rather than a rollover. The same is true across this market, and the renewal date is when to raise it.

Common questions

Is it difficult to switch maintenance companies mid contract?

It depends entirely on the exit clause you signed. Under the terms published here, cancellation is possible any time after six months with 30 days notice and a prorated refund. Other providers use hard twelve month terms. Check yours before assuming you are free to move.

Should I switch providers over one bad repair?

Usually not. Switch over a pattern, missed visits, repeated returns for the same fault, or invoices for work you believed was included. A single bad job with a 12 month workmanship warranty behind it is a warranty claim, not a reason to change company.

What should I ask a new provider before signing?
